Architects Fees: How much do you charge?

Fees vary depending on the scope, complexity, and scale of the project.


We offer a paid Initial Consultation to explore your needs, after which we can tailor a detailed fee proposal based on your brief. In some cases, a Feasibility Study may be recommended as a first step.


We offer clear, transparent fee structures tailored to each project scope. Fees are staged across key project milestones, and we offer ad hoc consulting services to help you get clarity before committing to a full design process.

Fixed Fee vs Percentage Fee


Our projects are services are always bespoke. We tailor the scope to YOUR needs, YOUR goals and YOUR budget so we don't proport to only use either Fixed Price or Percentage Fess.


Fixed fees give great certainty and peace of mind to clients on isolated portions of work or consultation pieces such Colour Consultations, Workshops and Feasibility Studies.


Percentage Based Fees are often necessary for larger renovation projects where the scope and budget are dynamic or there are too many unknowns and complexities from the outset of the project. Depending on the scale of the project and scope of services provided, a typical architect's percentage fee in Australia can vary anywhere from 8-20% of the project's construction cost.


When working with our public and institutional clients, this is of course again a different ball game. In this instance, we have often prepared a large tender submission package and are leading a comprehensive design team as Principal Design Consultant. Here the scope and services are defined and we submit a Fixed Price Lump Sum Fee with our bids.


Mobilisation Fee


In most instances, we charge a non-refundable mobilisation fee to cover the cost of starting-up your project, onboarding you onto our system and resolving bespoke contractual agreements or special clauses. We do not commence any project work until a Client-Architect Agreement has been executed and immediate fees due received.


Retainer


For certain Architectural and Interior Design services, we can work on a monthly retainer basis to provide you immediate attention and the peace of mind that you are always being looked after and call on us anytime.

What are you really paying for: what is the value of good design?


A study by the University of Melbourne and ArchiTeam in 2020 led by Dr Peter Raisbeck went to tackle this research probelm:


Do small practice architect designed renovations improve capital gains in the Melbourne residential property market?


The answer from the detailed research project was a resounding yes; houses that are renovated by architects increase in value 1.2% per annum more quickly than those that are renovated without an architect. Whilst that 1.2% might not sound a lot, for a house with the median price of $1.2 million dollars this amounts to a substantial $256,000 increase in value over ten years. This suggests that the design quality achieved in renovations designed by architects is valued by prospective buyers when the property is eventually put on the market.



The research process also led to a key finding in regards to fees for architectural services. For every dollar that was spent on engaging an architect, the property gained $11.40 in capital appreciation. For example, on architects fees of $10,000, the added value after ten years would be an impressive $114,000. So, whilst architectural services fees might seem high when compared with going it alone, the value returned on this investment in the long term is much higher.
